Facilities Director
Armature Works is seeking a hands-on, solutions-driven Facilities Director to oversee the daily operations, maintenance, and event readiness of our high-traffic property and event spaces, including responsibility for the Pearl Apartments and Uptown property. This role is critical to ensuring a seamless experience for guests, tenants, and event partners by maintaining best-in-class facility standards and operational execution across a dynamic, mixed-use environment.
Job Summary:
The Facilities Director is responsible for the overall functionality, maintenance, and operational readiness for all public spaces, tenant areas, and event venues. This role oversees vendor management, facilities operations, and event support while leading the operations team to ensure the properties consistently meets high standards for safety, cleanliness, and guest and tenant experience. The Facilities Director plays a critical role in preparing the properties for daily operations and large-scale activities.
Supervisory Responsibilities:
- Oversee and support the operations team, including scheduling, training, and daily task management
- Create, assign, and follow up on work orders to ensure timely completion and quality standards
- Conduct team performance reviews and administer coaching and discipline as needed
- Foster a culture of accountability, responsiveness, and operational excellence
Duties/Responsibilities:
- Oversee vendor relationships, including sourcing, contract negotiation, procurement processes, and performance management
- Manage vendor scheduling and ensure timely execution of services. Review and approve service quality, ensuring accountability and cost control
- Ensure proper maintenance and functionality of all facilities, equipment, and building systems, including HVAC, plumbing, and electrical
- Coordinate and monitor repair and maintenance activities, ensuring timely resolution and high-quality outcomes
- Oversee preventative maintenance programs, ensuring consistent follow-up and documentation
- Conduct routine property walkthroughs to identify issues, ensure standards, and drive continuous improvement
- Oversee daily property maintenance, including cleanliness, trash removal, landscaping, and overall grounds upkeep
- Partner with Facilities and Events teams to support large-scale activations, private events, and public programming
- Manage purchase orders, receiving, and invoice routing in coordination with accounting workflows
- Track expenses related to maintenance, vendors, and operational supplies
- Maintain accurate records of contracts, service logs, and operational documentation
- Serve as a primary point of contact for tenants regarding maintenance requests, operational needs, and issue resolution
- Respond to emergency repairs and operational issues after hours, on weekends, and during events as needed
- Ensure compliance with all safety regulations and operational standards
- Ensure consistent quality control across all maintenance, vendor services, and operational functions. Follow up on completed work to ensure satisfaction and long-term resolution
- Implement processes to improve efficiency, reliability, and overall property performance
Required Skills/Experience:
- 5+ years of operations, facilities, or property management experience
- Strong working knowledge of building systems, including HVAC, plumbing, and electrical
- Experience managing vendors, contracts, and procurement processes
- Proven ability to lead teams and manage performance in a fast-paced environment
- Strong organizational, problem-solving, and communication skills
- Ability to work flexible hours, including nights, weekends, and holidays
